Find Your Location

Before you start to look for a property it’s important to be financially prepared. Set a budget and choose your preferred area, decide how many rooms you need, furnished or unfurnished, size, a view, what other features you would like to have. Shortlist a few apartments or villa that meet your requirement, you can search online and limit the listings – be prepared to compromise.

Viewing

The letting industry is very fast moving in some areas, properties can be let just hours after coming into the market. Our agents are extremely flexible with timing, they will book viewing appointments for you quickest possible and will come around with you to answer any queries or concern you might have. When you are viewing a property, remember that you are also being viewed to make sure that you are a suitable tenant for the landlord.

Secure Your Property

Once you have decided on a property that you’d like to rent, we will then put forward the proposal with your references to the landlord. When the rent terms and conditions have been agreed, you will be asked to pay a deposit to hold the property. This is usually 5% from the annual rent and held for the duration of the tenancy. All necessary documents would be collected by Yapidu Real Estate, we will then prepare a tenancy agreement.

Register Your Ejari

After signing the tenancy agreement and paying rent to the landlord, the keys are handed over to the tenant. The tenant is then required to register the tenancy contract with Ejari and then connect DEWA (Dubai Electricity and Water Authority) at one of their local offices. You should also contact the building management and update them about your moving-in form they might ask for some information before allowing you to move in. Before and after signing contracts, we offer help and advice with removals, furniture, EJARI registration, DEWA set-up and currency transfers, if required.

Move In Day

While not a legal requirement, a thorough inventory of the condition and contents of the property agreed by the landlord and tenant is very useful for the avoidance of any doubt or potential disputes in the future. The whole process is exciting yet stressful for everyone involved, it is better to be aware and handle the situation wisely. Finally, remember that the house will be home only after you move in.
